We Found a Farm

October 1, 2008 we close on 105 acres with a house and a barn near Menlo, Wa., on Hwy 6 between Raymond and Centralia.

I don’t have the photos, but here is the seller’s description of  the property:
Before you take the time to read this ad please take a close look at the top picture. This picture is not a picture of the view from the property. It is taken from the property looking at the property. The hill or mountain you see most prominent in the picture is part of the property.

Now take a look at the contour map at the bottom of the page. As you can see almost all of the mountain is included with this property. What this means isn t that you just control your view (your mountain view is your own property) but you also control your own watershed. The springs on the property are fed by the rain that falls on the property each winter. No other property drains on to this property. This property drains on to others. You have complete control of your own view and watershed. Try finding that anywhere in the US at any price.

Located in northern Pacific County 40 minutes west of I-5 exit 77 (Chehalis exit), then west on SR-6 in the Willapa Hills.

The property is part of the Willapa Basin which covers almost 700,000 acres in southwest Washington. The Douglas Fir, Hemlock, Cedar and Sitka Spruce forests once had some of the most massive trees found anywhere on the planet. The basin is a major feeding and resting area for migrating birds and waterfowl.

The property is minutes from the Willapa River Estuary which has over 100 miles of shoreline and is the most productive (and probably the most pristine) coastal ecosystem left in the Lower 48 states.

The Willapa Tidal Flats make up one quarter of the best shell fish growing waters in the western US. Salmon, Lingcod, Sea Bass, Halibut, Steelhead, Crab and Clams are plentiful in the area, and a fish hatchery is located less than a mile from the property.

- Portland, OR is a 2 hour drive Southeast
- Seattle, WA is a 2 hour drive Northeast
- Chehalis, WA is a 45 minute drive East
- Olympia, WA is a 70 minute drive ENE
- South Bend, WA is a 15 minute drive West
- Astoria, OR is a 1 hour drive South
It is a 11 mile drive to a full service grocery or hardware store, 35 minute drive to Safeway, Home Depot and WalMart

The property consists of flat to rolling fields in the valley. One bottomland field is bordered by a stream, Sawmill Creek which originates on State of WA (DNR) forestland in the Willapa Hills. The hillsides (flat to rolling with some steep) are predominately Red Alder and Hemlock with Cedar, Maple, Fir, Elderberry and Blackberries. The mountain top which is entirely on the ranch is a large rolling meadow with Alder, Maple and Hemlock. A substantial amount of the woodlands may make good fields if cleared.

The elk are the true owners of this property and have chosen it for some time to have their calves and as their choice grazing most of the year. There are 3 new elk calves (May 08).

Some of the property features are…

- Currently three parcels totaling 105.24+/- deeded acres
- Big sweeping views-see the Olympics sticking up behind the coast range on clear days
- 1800 sq. under roof shop/barn is located on the 105 acres and is included in price shown. Shop/barn has 11-8 ceilings, 2 – 11-6 x 11 doors, 2 x 6 construction, concrete foundation and floor, 11 x 42 loft, 9 x 42 animal stall or storage area
